Parks and Community Space Development
MAIA supports new developments on our street. What we do not support is the lack of community input and attention to the community's needs that so many developers exhibit.
We also recognize the need for more open community space rather than more multi-story buildings. We hope some of our vacant spaces can become parks rather than developments.
We request that every new development on Motor Avenue meet the following conditions:
1. Projects must adhere to RAS-3 zoning standards or a more restrictive zone and the height of structures are at or below 50 feet. Preferably, the community seeks ground floor commercial with 3 floors residential above.
2. Projects must upgrade their respective alley to a level appropriate for intensified use. All property on Motor Avenue abuts a deteriorating alley.
3. Business signage must be within currect city codes and existing, non-conforming signs are removed.
4. Open space must be promoted and accessible to all users on the street, not just tenants of the project.
5. Parking must be at or above current requirements and alternative transportation and parking options are explored and promoted.
6. If multiple projects are proposed simultaneously, an Environmental Impact Report is needed to assess their aggregate potential hazards.
7. Developers on Motor Avenue must consult with MAIA and area community groups like Cheviot Hills Homeowners' Association and Palms Neighborhood Council, to ensure that current concerns are addressed. Community concerns include haul routes, landscaping, construction hours and their access near residential areas, mitigation fees, building aesthetics, and security lighting, among other things.
