Welcome to the Neighborhood!
We are happy to announce the opening of a new restaurant on Motor Avenue, in the space at 3387 Motor. The Garage will be a great addition to the community's dining scene.
To ensure that this new business has a positive impact on the community, the owners have signed an agreement with the Motor Avenue Improvement Association outlining the ways in which they will prevent and mitigate issues that may arise such as noise, parking, live music, etc. These specific measures are listed below.

1. Maximize Security Presence
The Garage must provide security guards during and immediately after hours to ensure the safety of patrons and surrounding residents. The Garage will maintain appropriate levels of security during any hours of increased business, including Thursday through Saturday nights and days or nights of popular sporting events that warrant an increased presence. Security will monitor not only The Garage premises, but, as needed, will be a presence on Motor Avenue and adjacent Woodbine Street, as well as the parking lot and alley immediately around The Garage. Security will monitor and discourage Garage patrons from parking in adjacent businesses’ parking lots, such as the nearby laundromat (unless an agreement is made).
2. Limit Hours of Operation
Hours must be within reasonable guidelines, including construction, deliveries, trash service, etc. in order to impose minimal impact on residents, especially during early-morning and late-night hours. Hours of operation for the restaurant will be compliant with the liquor license and any attached CUPs. The premises will be clear by 2am at the latest, and last call for service will generally be thirty to forty minutes earlier so as to facilitate a slow, controlled clearing of the building.
3. Signage Within Existing Community Standards
Business signage must be within correct city codes. Signage may not negatively affect the quality of life of adjacent residents. Signage will be limited to less than 20% of the total outside area of the establishment, and should not be more than that of the previous establishment. The Garage ownership will not add any neon signage or any rooftop signage beyond what is currently in place without consulting the community.
The Garage must also provide visible outdoor signs to the effect of “Please be respectful of our neighbors and refrain from honking or playing loud music”- much like In-N-Out posts on their establishments.
4. Maintain Alleys
All property on Motor Avenue abuts a deteriorating alley. In order to mediate the effects of increased traffic and avoid obstruction of the alleyway to adjacent residents, The Garage will monitor the alleyway to ensure prompt removal of graffiti and large refuse items, as well as install at least two (2) readily visible “No Parking/No Loading” signs on the west side of the building to prevent patrons and guests from parking in the alleyway. Trash area will be secured and recyclables separated to prevent scavenging. In the future, the business will attempt to upgrade and resurface their respective alley to a level appropriate for intensified use.
5. Enhance Security Lighting
Lighting must not negatively affect quality of life for residential neighbors. Installation of security lighting required for long-term crime prevention. Adequate lighting will be installed on the rear of the establishment to promote the security of both the establishment and the immediate residential community.
6.Try to Increase Vehicle Visibility Where the Alleyway Meets Woodbine Street
In response to traffic safety concerns for cars pulling out of the alley, The Garage will assist the MAIA (and other community stakeholders) in urging the City's Department of Transportation to create a loading zone along Woodbine, in the first parking space adjacent to the intersection with the alleyway behind the Project.
7. Prohibit Early-Morning Construction, Commercial Deliveries, and Trash Pick-Up
No construction activities, commercial deliveries, or refuse pick-up in connection with The Garage will occur prior to 7:00 a.m. on weekdays, nor prior to 8:00 a.m. on weekends or federal holidays.
8. Appropriate Noise Levels
Music and noise may not exceed the legal allowance and reasonable levels, and may not negatively impact the residential community. Doors will remain closed in the evening hours to contain sound and the previous establishment’s sound-proofing will remain to assist in noise level control. The Garage will not program nor book regular live musical acts.
9. Parking
Parking must be at or above current requirements and alternative transportation, such as transit incentives for employees, and parking options are to be explored and promoted. The Garage will designate parking directly behind the building near the residences for staff. Hours and proposed ingress and egress should be reasonable and strive to impose minimal impact on residents. The Garage will have valet parking as needed to control crowded ingress and egress. The Garage will also explore the options of adding additional parking off-site.
10. Cleanliness of Surrounding Area
Business must maintain the cleanliness of the property and surrounding area during construction as well as once the business is open, including the adjacent parking lot, sidewalks, bus stop directly in front of the business, and the area of Woodbine Street west of The Garage.
11. Back Door Usage
Back doors on and adjacent to the west-facing side of the building are to be used as emergency exits only to prevent a large flow of people into the alley and surrounding residential area.
12. Code Violations
The Garage will make every effort to avoid code violations or infractions (including citations from Department of Planning, Building & Safety, or the Los Angeles Police Department).
13. Communication with Community
The Garage management will be reasonably available to community members regarding their concerns. MAIA will be responsible for facilitating community meetings and providing a forum for community members to voice concerns, and will work collaboratively with The Garage to address said concerns.
